Each homeowner owns 5 acres of land. One acre of each parcel is designated for the building of a private home. The other four acres of each parcel is given to the golf course in a perpetual easement. Therefore, the golf course is built on 156 acres of perpetual easement. The homeowners have "no say" in the management of the golf course or any legal right to prohibit the building of any structures on the easement. The use of the easement is entirely up to the golf course owner until there ceases to be a golf course on the property for ten years. At time, control of the four acres/parcel returns to each homeowner. This type of agreement protects the homeowners. There is a homeowners' association, and the golf course is not required to be a member or abide by general homeowner rules. The 18 hole course has Bermuda fairways and bent greens. An asphalt cart path goes completely around the course. The parking lot is asphalt as well. The watering system is automatic double sprinkler system on the back nine and a hand-set system on the front nine.
