Understanding Due Diligence

Buyers are encouraged to complete all inspections, research, financing arrangements, and other due diligence prior to the auction during scheduled preview periods. Auction sales are typically non-contingent transactions and are not subject to post-sale inspections, financing contingencies, or appraisals.

Registering to Bid
Registration is simple. Buyers should arrive early on auction day and register with the auction clerk prior to bidding. Valid identification, including a driver’s license, may be required along with a signed acknowledgment of the auction terms and conditions.
Certain auctions may also require a cashier’s check or deposit in order to qualify as a bidder.

Bidding at Auction
Prior to bidding, the auctioneer will typically provide opening announcements and review important information regarding the auction terms and property. Buyers should pay close attention, as any announcements made on auction day take precedence over previously printed or online materials.
Once bidding begins, buyers may place bids by attracting the attention of the auctioneer or bidder assistant. Auctions move quickly, and bidding continues until no additional bids are placed and the property is declared sold.
In the event of tie bids or disputes, the auctioneer serves as the final authority.
Immediately following the conclusion of the auction, the successful bidder signs the purchase contract and submits the required earnest money deposit.
Closing & Settlement
For real estate auctions, the buyer is responsible for engaging a real estate attorney to conduct the title work at the buyer’s expense. The closing attorney will coordinate with the Halfhill Auction Group to arrange the closing and transfer of title according to the auction terms and timeline.
